You're steps from the legendary Ciro & Sal's — where Anthony Bourdain learned to cook and later wrote about in Kitchen Confidential — and the equally excellent Mews, both open year-round. Walking distance to everything Ptown has to offer, day and night. Upstairs The entry, living room, kitchen, and full bath share a wide view of Cape Cod Bay from every angle. The deck has a lounger, two love seats, and a dining table. Inside, there's a proper workstation — 24" monitor, dock, keyboard, mouse, and a Haworth Fern office chair. The Fern is an S-tier ergonomic seat (kinematic back, digital-knit suspension, same league as the Herman Miller Aeron and Embody) — if you're going to work a few hours with the bay in front of you, you'll notice the difference. The living room is anchored by a Samsung Frame TV paired with an AirPlay-compatible Sonos soundbar and surrounds — so you can cast from your phone or laptop and the room sounds like a small cinema. The kitchen has a full-size fridge and freezer, dishwasher, stove, Breville toaster oven, kettle, and coffee maker. The bathroom has a soaking tub, shower, and bidet. Downstairs The bedroom opens directly to a private patio, garden, and the saltwater hot tub. The queen bed has a natural temperature-regulating cotton and wool mattress cover. Blackout shades when you want them, and Sonos stereo speakers in the room for AirPlay from bed. The laundry room sits behind the hot tub with a washer and dryer for longer stays. A/C, heating, ceiling fans, and a dehumidifier are throughout the house. The saltwater hot tub — why it's different Most hot tubs you've been in use chemical chlorine dosed by hand. This one makes its own, from salt, at a fraction of the concentration of a chemical tub. The practical differences: • Silky on the skin. Vintage pinball A 1979 Bally Dolly Parton pinball machine set to free play — no quarters, just press START and pull the plunger. One of only ~7,350 ever made. Bally originally painted Dolly as a barefoot country girl; her publicists rejected it — "She's gowns and lights. She's everything in Vegas." Within 72 hours of booking confirmation, please have YOUR ENTIRE PARTY read these Rules and sign the Rental Agreement in the Guest Portal. Guest Registration & Occupancy • EVERY guest and visitor must be a registered member of your reservation to be permitted access to the property • No parties - After check in, ANY additional unregistered guests or visitors noted on property are subject to a fee of $100/per person/per night • If you have guests above the maximum, your entire party will need to pack up and depart • Age requirement: Please do not book if you or any of your guests are under 21; this property is not suitable for children Building Policies (Bradford Heights Condominium) • NO SMOKING building - This includes all smoked products. If you smoke here or tamper with a monitor, your reservation will be cancelled and you'll be asked to leave within the hour with no refund • Quiet hours: 11:00 PM - 8:00 AM - Keep volume of TVs, music, and conversations at levels that won't disturb neighbors • Pets: $25 per animal per day (negotiable for monthly+ stays). All pets must be listed on your reservation • Service crew access: By booking, you permit our crew to access the patio at any time for routine maintenance or repairs; we pass along advance notice whenever we get it PROPERTY OPERATIONS Access & Security • Door Code: Typically the last 4 digits of your phone number. Keep drain hose positioned in sink and use the attached string to hang it on the cabinet for proper support and complete drainage during operation • Toilet: Nothing but toilet paper should go in the toilet. Trash bin for all other items, including all wipes • Shower: You must close the shower curtains entirely • Dehumidifier: Might come on Auto mode to reduce moisture, set as you wish. Empty into hot tub, regular tub, or sink Supplies & Amenities • Pantry/fridge items: Use any items except where noted • Supplies: Corner cabinet, top drawer marked HT&B, code 1776 (hand towels, batteries) • Cleaning during stay: Available starting at $200 • What to bring: Any medications or toiletries you rely on — everything else is here. Follow these rules to relax and enjoy! Immediate Check-In (Within 2 Hours) You have 2 hours after check-in to report any issues from previous guests. Water should be clear with no film on top. Test the jets: flip open tub, push JETS, wait a minute, push JETS again. After 2 hours, issues become your responsibility. Before Each Use • Rinse thoroughly - yourself and any clothes you plan to wear • No oils, lotions, or sunscreens - they create excessive bubbles • Rinse clothes well - fabric softener is especially bad for the water • Clothing optional - close curtains and enjoy the rare silky soft saltwater! During Use • Perfect summer temp: 99°F = body temperature = summer bliss on a hot day! • Quick warm-up: From 99°F to 102°F takes 15-30 minutes with cover on. Add 5-10 extra minutes if it's cold outside or the cover's been off. • No food or glass in or around the tub • Close lid when not in use to maintain temperature After Each Use • Run JETS for a minute, skimming soapy bubbles • Turn off, skim all lingering bubbles and fling into garden • Quick-popping bubbles are normal; thick soapy ones need removal • Repeat at least two or three times Water Maintenance • Keep water above jets - check back right corner (highest jets) • Spillage is normal but spilling a lot needs replacing - use upstairs hose anytime • Adding lots of water? Let us know - you may need to add salt CHECKOUT (11:00 AM) Hot Tub Checkout • Leave it "Hot, Wet and Ready for Next Guests" • Check water level, send a photo of the corner water covering jets • Ensure temp is 102 winter-101 summer. • Run jets and skim all lingering bubbles • Report any issues before checkout - accidents happen and we understand! In the rare event of an outage, we credit 20–25% per affected night. General Checkout • Be prepared for cleaners as soon as 11:00 AM! • Trash goes in cans, town requires recycling in paper bags in the blue bin by the fridge (please leave or find paper bags in green ottoman) • Lock DOWNSTAIRS AND UPSTAIRS • Push EVERYTHING OFF by the door • Depart at the appointed check-out time FEES & POLICIES Hot Tub Fees • $50-$275: Service calls for fill-ups, water changes, spills, lotion/fabric softener issues • $500 minimum: Leaving problems for next guests without notification Other Fees • Late checkout: $100-250 fee if disrupting cleaning schedule • Platform insurance (like Aircover or Direct) might find you liable for damages Bottom line: Respect quiet hours, rinse well before hot tub use, skim bubbles, communicate issues, and enjoy this rare saltwater hot tub experience!
